Flat roofing are not very often seen in residential properties. Residential properties are likely to have a shingle, slate, or even metal roofing. Flat roofing is mostly seen in commercial and/ or industrial properties. Let’s get right to business, what are the biggest advantages we can find in a flat roofing system?

Less Expensive than pitched roofs

According to a recent study a flat roof can cost up to 30% less than a pitched roof for the exact same area. If saving money is very important for your needs, then flat roofing is a great choice.

Extra Space

Don’t you love to have extra space? Most of the people that have flat roofs take advantage of the extra space and have roof-top-gardens on top of their roofs; it looks really nice! It is a great area where you can set up some nice tables to have a tea at sunset.  This is the reason why most buildings have flat roofs.  Others, who don’t use it for a recreational purpose use it to install their HVAC system and/or solar panels.

Easy Installation

Because it is flat, experienced roofers don’t take long with a flat roofing installation; if installation time is very important, this is yet another advantage you can get.

The most notable disadvantages are:

 Drainage Issues

If your flat roofing is not installed by an experienced roofing expert, then it might have drainage issues. This is one of the most common issues when a flat roofing system is installed by unexperienced roofers. This shouldn’t be an issues if you hire Ocean Roofing LLC to do the job.

Different Types of Flat Roofing Systems

 Torch-Down Roofing

Torch down roofing consists in applying single-ply membranes such as rubber. The life expectancy is known to be anywhere from 20 to 25 years, that’s when the materials reach its limits.  One of the biggest advantages is that because of the layers melting on top, it is almost impossible to have water leaks on the roofing system. Its fire resistance, UV protection and energy efficiency makes it a great choice for any roofing system.

 EPDM (Ethylene Propylene Diene Terpolymer)

Those confusing words actually mean that roofing system is mostly made up of rubber. One of its biggest advantages is that it can basically be installed anywhere without the climate having too much of a negative effect on it.  It blocks out harmful UV rays and helps to maintain warm during winter time; which means that it is energy efficient.

TPO (Thermoplastic Polyolefin)

TPO roofing is a more updated roofing type than EPDM. It is made of a single-ply roofing synthetic membrane; it is becoming more and more popular by the day. It is known for its durability, UV resistance, energy efficiency, and easy installation.  They also resist mold growth, work great in most climates and guards against any puncture that may lead to water leaks. Colors come in black, grey, and white.  One of the most questioned disadvantages is its longevity, but most home owners have not complained about it.
